One of the appraisal services we provide is the appraisal review. Lenders use this type of assignment as a way to insure that an appraisal is appropriate for the type of transaction, conforms to the minimum appraisal standards and that the opinion of value is supported and reasonable.
Individuals may also use the appraisal review process. In certain situations an appraisal is an excellent alternative to a full appraisal. A buyer may want an appraisal review of the report completed for the lender to insure the value reflects the accurate market value of the property. An appraisal review can often be used as part of the analysis involved with eminent domain, property settlements, contract disputes or other legal proceedings. An appraisal review can establish if the original appraiser had the appropriate training, experience and qualifications. The review also reveals if the appraisal process was adequate for its intended use, meets the minimum standards for reporting and of course if the value opinion is reasonable.
